Lenders bring us in when a loan goes bad: to serve as or oversee the receiver, stabilize the property, and protect the collateral through resolution.
Investors call us when a sponsor or general partner has to be replaced. We step in quickly, take control of operations and reporting, and keep the asset on track while the partnership is restructured.
Just as often, the work is quieter. A family-owned or smaller sponsor's property has slipped and needs institutional discipline, without losing what made it work in the first place.
Our principals have done both across more than 130 properties in 33 states and Washington, DC. The same approach applies to commercial assets, including retail, office, and mixed-use. Bond brings that experience to a focused, principal-led platform.
Engagements are scoped by asset or by portfolio. Fees are set per engagement.
For acquisitions, refinances, and lender reviews.
Portfolio-level oversight on a fixed monthly commitment.
Owner's-representative oversight at the property level.
Tax credit and affordable assets require compliance expertise alongside guidance of normal operating performance. Bond is experienced with affordable nuances and manages relationships with regulatory agencies and affordable owners and managers to improve asset performance.
We provide guidance on new affordable communities, from site acquisition and deal structure through construction, lease-up, and stabilization.
Three assets repositioned under our team's oversight. Select a property to view monthly occupancy, NOI, and collections for the period of our engagement, and the business plan executed.
Properties are anonymized. Unit counts are rounded to the nearest 25 and locations shown by metro. Months are counted from the start of our oversight. Occupancy is rounded to the whole percent and NOI is shown per unit per month, rounded to the nearest $5. Start and end figures are three-month averages. Results reflect work led by our team, including at prior firms, and cover the period of our oversight only. Some properties have since sold or changed hands and are no longer under our management.
